Nayanthara, the acclaimed South Indian actress, and her husband-director Vignesh Shivan have acquired a luxurious duplex apartment in Chennai's upscale Poes Garden area for ₹31.5 crore. The property, part of the Legacy project, is located on the fourth and fifth floors of a building in Teynampet, with a built-up area of 14,369 sq ft and an undivided share of land measuring 5,308 sq ft.
The sale deed was registered on December 15, 2025, with Landmark Metro Projects Private Limited as the seller. Nayanthara owns 90% of the apartment, while Vignesh Shivan holds 10%. The property comes with eight reserved covered parking slots in the stilt area, adding to its luxury appeal.
This new acquisition takes Nayanthara's total real estate portfolio to an estimated worth of ₹100-120 crore. She also owns a 7,000 sq ft heritage bungalow in Alwarpet, serving as her creative studio, and two premium apartments in Hyderabad's Banjara Hills, each valued at around ₹15 crore. Her ancestral home in Kerala is considered one of the state's most luxurious properties.
Poes Garden is a prestigious neighborhood, home to prominent personalities like Rajinikanth and the late J Jayalalithaa. Chennai's real estate market is experiencing steady growth, with average residential prices increasing by 7% year-on-year to ₹5,135 per sq ft in 2025, driven by sustained housing demand from the IT and GCC sectors.
